Renting out your property can be daunting but it doesn’t need to be. Preparation and information are key and we can assist with both of those things. It is important not to leave it until the last minute and it is well worth getting some advice a good few months in advance of renting out your property so that we can guide you through anything that maybe required.
We have put together a list of tips which we hope you will find useful.



1. PAINT.. Just like a freshly painted house will attract buyers, a freshly painted rental house will attract tenants. Renting your property is a competitive business and tenants can be choosy. Paint walls in neutral colours that will appeal to all. 



2. CLEANING.. Its worth having the carpets, oven and hob professionally cleaned with receipts provided, this will help at a later stage when the tenant comes to moving out and we have proof of the cleanliness. This includes the garden, make sure it is mowed and maintained to a standard you wish it to be left in. 


3. ODD JOBS.. Make sure that all bulbs are working and if special bulbs are required make sure the details of the make are readily available. Don’t forget that the little jobs you were meaning to get around to and make do with as a home owner may not be acceptable for a paying tenant so make sure any outstanding maintenance issues have been addressed.


4. MANUALS.. Make sure that all the user manuals are readily available for the tenants for any appliances etc. If you cannot find them, then can normally be downloaded from the internet.  


5. SAFETY.. Make sure that smoke detectors are fitted. By law one alarm is required for each floor of the property. Carbon Monoxide detectors are required by law if there is an open fire or log burner but it is best practice to have one near any gas appliances.


6. LOCKS.. Make sure that all locks are working and there are spare keys available. For a family home you will need to provide two sets of keys for the tenants and one for the agents if they are to manage the tenancy.  


7. WARRANTYS/SERVICE AGREEMENTS.. If you have any valid warranties or service agreements, make sure that the details are provided and permission is granted for third parties i.e. the agents to act on your behalf in the event of an issue. 


8. INSURANCE & MORTGAGE.. Make sure you have Landlords buildings insurance, it is worth adding public liability insurance just in case. Its always better to be safe than sorry. If you have a mortgage on the property make sure you have obtained consent to let from your provider. 


9. DETACH.. This seems like a strange request but it is important to try and emotionally detach yourself from the property, even though you are the legal owner remember it is about to become someone else’s home and that they will be granted ‘exclusive possession’ once the tenancy starts. This process can be difficult for some Landlords, especially military personnel who are being posted away and are not leaving by choice. We all have heard horror stories about nightmare tenants but in our experience the vast majority will look after the property and want to make it their home. 


10. RELAX.. Remember, this is what we do, this is what you are paying us for, to take the stresses and strains away from you.
