As you can imagine, great photos really help when it comes to selling your home. Here is our 10-step guide to getting the best results from your photography session.


Step 1.
If possible, please remove all vehicles from driveways and the front of the property. Remember potential buyers are looking to buy your house not your car!


Step 2.
Outside space has become increasingly important to homebuyers. If your property does have a garden, yard or small outside area, it is important for this space to look as appealing as possible in your photographs. Simple steps to take; move wheelie bins out of sight, remove any rubbish, tidy or put away any garden toys, sweep pathways, driveways and the front door area, mow the lawn and trim hedges. For added interest and appeal in the photographs, planters near the door work well.


Step 3.
Clean windows and doors are essential for creating a positive first impression. It's important to show potential buyers that you take great care of the property. Consider either preparing your cleaning supplies or hiring a local window cleaner for a professional touch. Sparkling windows enhance curb appeal and improve the quality of photographs.

Step 4.
The kitchen is one of the most important rooms in the house for home buyers. The most common issue we have with kitchens is cluttered worktops. Clear worktops always look better in photographs. Move larger worktop appliances and utensils out of sight on photography day. Also if you're an avid magnet collector, remove fridge magnets to make the room look less busy.


Step 5.
Tidy away any dishes and clean the sink area. It is also a good idea to hide away drying racks, washing liquids and detergents etc. The tidier and cleaner the better for photos.

Step 6.
The bathroom is also a very important room for homebuyers, and it is another room that can easily look cluttered with all our toiletries. It looks better in photographs if toiletries are kept to a minimum. Pick a select few items and pack away the rest including toothbrushes, face clothes and used towels. Give everything a quick clean and close the toilet lid!


Step 7.
Have a good tidy up. We highly recommend that you take this opportunity to pack some items away that aren’t used daily. Not only does this help with creating a tidy space but it also puts you ahead of the game with packing for a house move! Top tips – if you have a lack of space to hide things away, make use of your car! Fill it up and move it off the drive. Get yourself some boxes and start the packing process, store the boxes out of sight in a garage or shed.

Step 8.
Bedrooms… please clear bedside tables of anything unnecessary including, cups, pens, watches, etc. Keep bedrooms as clutter free as possible for the photos. Tidy away clothes, shoes, slippers and pj’s etc., make sure the floor is clear to allow buyers to see the full space available, and make the bed; give the duvet a shake and fluff the pillows so it all looks nice and fresh. Remember if you have a lack of storage there’s always your car or cardboard boxes! 


Step 9.
If you have pets, we recommend that any food bowls, pet beds, crates or pet toys are removed from the house (or room) to ensure rooms look less cluttered. 

Step 10.
Something that is easily and often overlooked is remembering to remove any personal items. Items such as photographs of children, calendars which may contain any personal info or dates, anything that may contain personal information should be removed. Remember these photographs will be available to view online!
