So you have taken the first steps and decided to start advertising your home for sale, the phone rings and it is your first viewing so what are our top 5 tips to get your home viewing ready?



As estate agents, we are used to showing people around houses but things that are obvious to us may not have occurred to you so it is worth having a chat with your agent and asking them for their advice on how you could improve your buyers experience when coming to see your home.

The best agents give styling advice before photo shoot day and work with a professional photographer to show your home in the best light making it as attractive as it can be to your future buyer.  It is these pictures that will help generate viewings so if you can keep your home looking as close to the images the better.

Make the first impression count.  Before your buyer arrives they will have seen the floorplan, photos and hopefully had a drive by and even seen a video so now they just need to be able imagine living there and you can help them feel like your house could become their new home.




Tip no 1. Love at first sight...

Parking is very high on the list for buyers and a good idea is to make sure there is plenty of room for your buyers to park, even if it means moving your cars away and parking around the corner.  

Is the for sale board straight and undamaged, if not give your agent a call and get it replaced.  Have a look at your door and entrance, could you brighten it up with some potted shrubs and is it clean and tidy, make it look loved and your buyer will be keen to see more.


Tip no 2. Space and Size

Show off the space you have.  Getting into the mindset of a committed home mover and that it is shortly no longer going to be your home can help.  Getting into the habit of clutter free living and ensuring that everything is kept in its place whilst you are up for sale.  

You may be used to having a very busy and lived in home but as viewers often request appointments at short notice the tidier it is the less you have to do a short notice the better, a quick run round with the hoover and you can be viewing ready.



Tip No 3 Are your bathrooms inspection ready?

Clean and fresh are what should come to mind when presenting your bathrooms.  A tip is to have a fragrance diffuser on the side, not only do they look lovely the smell is inviting.  Open the window a little and make sure the toilet seat is down and put out some fresh towels, you can even have a β€˜viewing’ set that only come out for viewings and then get put away after for the next time.


4 Styling and substance

The reason that buyers fall in love with a home is because they can imagine what their life will be like once they move in and you want them to feel as comfortable as you can, little touches such as candles and flowers will make your home inviting and encourage buyers to want to spend time there.  Have a check back to your marketing photos and use them as a guide.


5 Furry family members 

We love our pets as part of the family but lots of buyers don't feel the same or even have allergies and you don’t want to put anyone off buying your home.  The best option is to take your pet out of the way for the viewing and tidy away feeding bowls, pet beds and litter trays but if it's not possible to have them out of sight try confining it all to one room.

If it is proving tricky and you need to have your pet at home make sure to chat to your viewer about it and make sure they are comfortable with your pet being home.
