🏡 Hello and thank you for reading... 🏡

👉 We are in August 2021 and this is my experience of our North Yorkshire property markets from the viewpoint of my local estate agency.

👉 Stamp duty has returned and there has been a dip in demand by 9% in properties over £250,000.

👉 For all buyers with the purchase price of under £250,000 the stamp duty holiday will continue until the 30th of September 2021

👉 First-time buyers will continue to benefit from paying zero stamp duty for purchases up to £300,000 for the foreseeable future

👉 Buyer demand for family homes is 80% higher than usual and stock of homes for sale is 24.5% lower than usual which is keeping properties prices high

👉 Annual house prices are currently rising at a rate of 5.8% with Yorkshire faring well above at 6.8% showing lifestyle homes in areas with access to open countryside are still very high on the list of buyer wants

If you’re planning to sell your home, choosing the right estate agent matters more than you might think. One valuation gives a price, but speaking to more than one agent can shape not only how your home is sold, but the experience you have and the final result you achieve.

If you’re considering selling your home in 2026, it may feel too early to start planning. In reality, the most successful property sales are carefully prepared well in advance, particularly in a steadier UK housing market.

December’s house price figures reflect a familiar seasonal slowdown rather than a shift in market direction. With prices dipping month-on-month but remaining up year-on-year, the foundations remain steady as we head into 2026.
