UK Property Market Update: A Cooler October, but Yorkshire Holds Firm

October’s Rightmove data shows a cautious market as buyers hold off for the Autumn Budget and Christmas. Locally, North Yorkshire remains steady but slower, with realistic pricing the key to securing serious buyers.

Rightmove’s October House Price Index shows a smaller-than-usual monthly rise in average asking prices of +0.3%, bringing the national average to £371,422. While prices are still slightly below this time last year (-0.1% YoY), the number of agreed sales is up 5% compared to 2024, which is necessary due to the larger quantity of stock available on the market.



Yorkshire & The Humber: A Steady but Price-Sensitive Market


In Yorkshire, prices dipped -1.1% this month to £255,830, but remain 1.9% higher than a year ago. On the ground, however, activity feels slower and more price-sensitive, especially for higher-value homes.

Buyers are being selective, viewings are taking longer to come through, and many are holding off until after the Autumn Budget or Christmas before making a move. Realism is key- homes priced accurately are still selling, but anything overvalued is being overlooked.

The average time to find a buyer now sits at around 66 days, showing how crucial it is to get pricing right from the start.
