A much more secure sale

One of the biggest frustrations with a traditional property sale is that accepting an offer doesn't necessarily mean the property is sold.
Until contracts are exchanged, a buyer can potentially withdraw, renegotiate following a survey or encounter problems with their finances. This can happen weeks or even months into a transaction.

Auction gives sellers greater certainty because when the successful bid is accepted at auction, contracts are exchanged immediately, and the buyer is legally committed to the purchase.

That can remove a great deal of uncertainty from the process.

The legal pack is available for interested buyers to review before bidding, giving them the opportunity to carry out their due diligence before committing.

It can be considerably quicker

An auction also works to a defined timetable.

Typically, we would aim to have your property live and being marketed around 28 days before the auction date. During this period, buyers can view the property, review the legal information and decide whether they wish to bid.

Importantly, you don't necessarily have to wait until auction day. If you receive an acceptable offer beforehand, you can choose to accept it prior to the auction, subject to the auction terms and process.

For somebody who needs to move quickly, this can be a very attractive alternative to putting a property on the open market and waiting to see how long it takes to secure a buyer.

The starting price matters

This is probably the most important part of selling successfully at auction.

Auction works because the property is priced to attract attention.

The guide or starting price will usually need to be lower than the figure you might initially expect to achieve through a traditional sale. That doesn't necessarily mean selling your home for less. The purpose is to create interest, encourage viewings and bring several potential buyers into the bidding process.

Competition between buyers can then drive the eventual selling price upwards, potentially towards market value or, in some circumstances, beyond it.

However, there are no guarantees, which is why realistic pricing from the outset is so important.

If a property is listed too high, buyers may simply scroll past it. Without enough initial interest, you lose one of the biggest advantages of auction: competition.

But what if I don't want to sell too cheaply?

This is where the reserve price comes in.

The reserve is the minimum price at which you are prepared to sell. This is agreed before the auction and protects you from having to accept a price below the level you have decided upon.

So while the guide price is designed to attract buyers and encourage bidding, the reserve provides the seller with an important level of protection.

Does my property need to be a renovation project?

Absolutely not.

Auction isn't just for wrecks, unusual properties or homes with problems.

A well-presented family home, bungalow, investment property, vacant property or beautifully finished house can all be suitable for auction.
What matters is the seller's circumstances, the pricing strategy and whether there is likely to be enough buyer interest to create competition.

In fact, in a slower market, auction can provide an interesting alternative for sellers who don't want months of uncertainty.

Who could auction work particularly well for?

Auction may be worth considering if you:
  • Need to sell within a relatively short timeframe
  • Are selling a chain-free or vacant property
  • Are able to move out quickly
  • Want greater certainty once a buyer commits
  • Don't want to pay an estate agency sales fee
  • Are comfortable using a competitive starting price to generate interest
  • Have previously experienced a sale falling through
  • Want an alternative strategy in a slower property market

The crucial point is being realistic about the pricing strategy.

If you want to start at the very top of the property's potential value and wait for somebody to negotiate with you, auction probably isn't the right approach.

If you're prepared to price competitively to get buyers through the door and create competition, it can be incredibly effective.

When buyers are cautious, traditional sales can take longer. People may view several properties before making a decision, chains can become complicated, and sellers can spend months wondering whether their agreed sale will actually reach completion.
